REPORTS TO: Property Manager
This position is responsible for, the general maintenance/service and upkeep of buildings,
grounds, and equipment and when present, other maintenance staff. Responsibilities include
maintaining electrical, plumbing, mechanical, pool chemicals, and related systems. This position
reports directly to the Property Manager and as needed, to the Service Director.
Responsibilities include but, are not limited to:
*Complete all maintenance work orders with proper certification, including electrical, plumbing and air conditioning (HVAC).
*Complete necessary maintenance on each apartment for move-ins.
*Complete all work orders within 24 hours.
*Maintain all equipment and safety logs to ensure safety and equipment upkeep.
*Maintain common areas for safety and appearance.
*Ensure resident satisfaction when working in an apartment.
*Maintain resident contact regarding maintenance problems in apartments.
*Perform apartment turnovers to company standards.
*When required, deliver or post notices to residents.
*Adhere to specific safety guidelines set by OSHA and attends monthly safety meetings.
*Monitor and complies with all Federal and Local Fair Housing regulations and ordinances.
*When required, carries an emergency pager and responds to all emergency calls promptly and if necessary, in person.
*Complete all other projects or requests as directed by Supervisor.
SKILLS AND ABILITIES:
*Demonstrate excellent organizational skills with the ability to prioritize and work effectively on multiple tasks in a fast-paced, demanding environment. *Be dependable, reliable, follow through on commitments, producing timely work to required or higher-standards, and pitching in to get the job completed. *Be attentive to detail and monitoring adherence to company standards. *Valid driver’s license.
*Position requires ability to transport or move up to 75 pounds variable distances,
the mobility and flexibility to use ladders and to access and work in confined spaces.
*Requires the ability to read and write English fluently, and the ability to accurately
perform basic to intermediate mathematical functions, which include addition,
subtraction, multiplication, etc.
*Minimum of three to four years’ previous experience in property maintenance,
other building maintenance or MEP related trade.
*Requires the ability to diagnose problems with and repair the following:
o Major appliances
o Basic ‐ intermediate plumbing
o Basic ‐ intermediate electrical (when no license required)
